HOW TO PURCHASE
When buying a property there are other costs which should be taken into consideration when working out your finances.
Solicitor: Aymet Homes ensure that these costs are quoted to you when the contract is drawn up.
Power of attorney: This can cost £50 to £60 and is imperative if you are not living here, otherwise your purchase could be held up.
Translator: This can cost approximately £100 and again, is imperative unless you speak fluent Turkish.
Deeds transfer tax (Tapu’s): This is 1.5% of the cost price shown on the title deeds (this figure can be different to the purchase price) The builder or owner also pays 1.5%
Belledier Tax: Approximately £140 - this is for the property to be registered and map referenced - similar to land registry in the United Kingdom.
Government tax: Administration cost to the government for military checks. Approximately £100.
Electricity / Water connection charge: A standard charge for these services to be connected and transferred to your name once the purchase is complete. Can be anywhere between £150 and £350.
Agent commission charge: Unlike United Kingdom the purchaser is expected to pay commission to the agents. This is 3% of the purchase price of the property.
Earthquake insurance: This is now compulsory and the cost is dependent on the type and location of the property. Costs can vary between £30 and £100. It is also in your own interest to take out buildings and contents insurance.
All of these costs are compulsory when buying property in Turkey. However, if you decide to purchase one of Aymet Homes properties off-plan then your outgoings are very much reduced.
Included in the price of your property are the services of power of attorney, translator, deeds transfer tax, belledier tax, government tax and electric / water connection charges.
